Unveiling the Future: High-Rise Development at 571 West Polk Street, Chicago (2026)

Get ready, Chicago! A brand-new residential high-rise is proposed for 571 West Polk Street, promising to reshape the Near West Side skyline. This development, spearheaded by local developer Jane Mirkhaef, is set to replace an existing three-story commercial building, injecting fresh energy into a currently underdeveloped area. But what does this mean for the neighborhood?

The project, slated for the intersection of West Polk and South Jefferson Streets, will span nearly an entire city block. The design, though the architect remains unnamed, is expected to follow the modern aesthetic seen in many recent projects west of the river. Think: a brick base topped by an industrial-style glass tower. This style is becoming increasingly common in the area, offering a cohesive look to the evolving cityscape.

The building itself will soar to 19 stories, reaching a height of approximately 201 feet. It will be anchored by a four-story podium on the east side of the site. The entrance will be uniquely situated within an arcade on the west side, beneath the towering structure.

Inside, residents will find a 102-vehicle parking garage, a spacious lobby, a dedicated bike parking room, and a total of 237 residential units. What's particularly noteworthy is that 20 percent of these units will be designated as affordable housing, a crucial aspect of urban development.

Future residents can look forward to a range of amenities, including not one, but two rooftop decks. One will be perched above the rear portion of the podium, while the other will grace the top of the tower, offering stunning views of the city.

And this is the part most people miss... The development is located just a stone's throw from the Dan Ryan Expressway, the iconic Old Post Office, and the Greyhound station, making it a highly accessible location.

The development team submitted a zoning application this week, with the city's next meeting on the horizon. More details will likely emerge soon.
